The Belmont was built in 1926 and is located just three miles from downtown Portland. It is part of an urban neighborhood surrounded by Laurelhurst Park to the west, Mount Tabor Park to the east, the Hawthorne Business District to the south and the Burnside Business District to the north.
The building consists of eleven one bedroom and five studio apartments. Each apartment retains its old world charm but has been renovated in the following particulars:
- Rewired electrical with plenty of grounded outlets - No dangerous extension cords required
- New plumbing - Water is delivered via new copper water lines - All fixtures are new and of the highest quality
- Fully insulated walls and windows keep you warm in winter and cool in summer
- New countertops with tile backsplash
- New energy efficient appliances
- New tile bath and shower surround
- Refinished hardwood floors for beauty and easy upkeep
In 2006, we added a rooftop deck, with lounge chairs and a nice view of downtown, so that our tenants would have a place to kick back and enjoy a sunny day. We also have on-site laundry and dedicated bike storage.
Mt. Tabor Garden Apartments
Twin buildings, built in 1942, each with twelve apartments, situated on a full acre of property surrounded by green grass, and located five miles from downtown Portland in West Tabor Village, which is located on the west side of Mt. Tabor Park. It is a rejuvenated, neighborhood friendly destination spot, with many new and unique eateries, but closer than the Pearl and far more affordable.
These apartments are larger than those at The Belmont. One bedroom apartments are typically 675 square feet; two bedrooms are typically 900 square feet. Each building consists of six one bedroom and six two bedroom apartments, each with its own front and rear door, and each two bedroom apartment has its own PRIVATE GARDEN. Each one bedroom apartment opens to a spacious grass courtyard. Each apartment has its own assigned parking space at the rear of the complex.
Apartment features include a great floor plan with roomy kitchen, combined dining and living rooms with hardwood floors throughout, spacious bedrooms, many closets (app. 5 in each apartment), large windows, period tile work in the kitchens and bathrooms, and period lighting. Most of the bathrooms have been fully renovated with new toilet, sink, shower surround, and fresh air ventilation. Common amenities include on-site laundry, basement storage facilities and dedicated indoor bike storage.
Our work on this project began in the late Fall of 2008. New energy-efficient double pane windows with screens were installed in all apartments in 2009 along with floor and attic high energy efficiency insulation. In 2010 we added an indoor storage area for approx. 20 bicycles. In 2011-12 we completely rebuilt the building envelope, with new vented roofing systems, including power vents to reduce attic heat in the summer, new gutter systems and stripping off all the old paint and reinvigorating the buildings with a new color and trim package.
